Commercial buildings rarely present one substrate, and each wants a different system. Getting this wrong is the usual reason a commercial repaint fails early — a coating that performs on stucco can peel off tilt-up concrete within a year. We survey the envelope before quoting and specify per surface rather than pricing one product across the whole building.

• Tilt-up and precast concrete — needs an alkali-resistant primer; fresh concrete has to cure before coating
• CMU block — a filler coat first, or the finish sinks into the voids and looks patchy
• Metal cladding, roll-up doors and railings — corrosion-inhibitive primer, taken back to sound material
• Stucco and EIFS — elastomeric where hairline cracking is established, standard acrylic where it is not
• Stairwells and corridors — a scrubbable finish, because these get cleaned rather than repainted

It gets contained, and that is a legal requirement rather than a courtesy. Letting pressure-wash water run into the street or a storm drain is prohibited under the City's stormwater regulations, and the penalties fall on the property as well as the contractor. We berm and contain the flow and direct it to landscape or the sanitary sewer as the site allows, and we will tell you before we start which method your building needs.
