Commercial Painting in Rancho Santa Fe: what people ask first

Q01

What commercial painting is there in Rancho Santa Fe?

Mostly the Village, the clubs and community facilities, rather than apartment blocks. The Census counts no homes here in buildings of three or more units. Commercial work therefore means storefronts, offices and restaurants in the Village Commercial District, buildings at the golf, tennis and community clubs, and the occasional HOA-style or common-interest property. These jobs are smaller and more visible than a typical commercial repaint, and colour matters more than speed. We bring the same crews and paperwork as on our commercial painting across San Diego County.

Q02

Does repainting a Village storefront need Association approval?

Repainting the outside may; repainting the inside does not fall under the Village rule. The Association's Village Commercial District regulation defines an alteration as any exterior change in appearance, "including painting". Altered buildings have to comply with the district's design standards, which favour the Spanish Colonial Revival character of the Village. Interior work is excluded, and so is exterior maintenance that does not otherwise need approval. In practice, a new exterior colour goes through the Association first, while an interior refresh can be booked straight away.

Q03

What about the signs on our building?

Signs have their own rule, so we protect them rather than paint them. The Association's sign regulation sets white-on-green, Pantone 626, as the preferred scheme. White-on-brown may be approved for areas not readily seen from the street, such as interior courtyards, and metal wall letters take a dark, non-reflective finish or are painted dark green, black or brown. Sign applications need colour samples and go through Art Jury review. During a repaint we mask and protect wall signs so they stay exactly as approved. Changing a sign's colours is a separate sign permit.

Q04

Can you paint a Village business without closing it?

Yes. For shops, offices and restaurants we schedule around your trading hours: early mornings, evenings, closed days, or one section at a time. Inside, we use low-VOC, low-odour coatings so staff and customers can stay in the building. Outside, we keep walkways clear and work one elevation at a time, so the entrance stays open. In a district this compact, a tidy site matters to your neighbours too. We agree the sequence with you before we start (how we keep businesses running during painting).

Q05

Do you paint older and historic commercial buildings?

Yes, with prep matched to the age of the building. Rancho Santa Fe's commercial history is old by county standards: Lilian Rice's 1924 land company office on Avenida de Acacias is on the National Register of Historic Places. Older stucco and wood need repair before paint, not paint over damage. Any building from before 1978 gets lead-safe prep from our EPA-certified crews. Colours and sheens should respect the building's original character, which the Association's design review also expects. See our approach to historic buildings.

Q06

What do clubs, associations and property managers get from us?

A proposal a board can approve and a record it can reuse. You get a written scope per building, a phased schedule built around members, events or residents, certificates of insurance naming the organisation, and one point of contact for the whole job. When we finish, we hand over the colour, sheen and product used on every surface, so the next touch-up matches. Our W-2 crews are covered by Workers' Comp, and our liability coverage goes up to $2M. Commercial painting in Rancho Santa Fe looks nothing like it does in the rest of the county. The Census counts no homes here in buildings of three or more units, so there are no apartment complexes to repaint. The work is the Village, a small commercial district of shops, offices and restaurants, plus the clubs and community facilities and the occasional HOA-style property. Some of the commercial building stock is a century old, back to Lilian Rice's 1924 land company office. Most of it sits under the Association's own design and sign rules, and those rules shape the job more than square footage does.

I recently had my kitchen and bathroom cabinets painted as well as having new countertops put in. I am so happy with the result. Luis came out to do the initial estimate and kept me up to date on everything happening with the project. Edgar and Chris did an excellent job with everything. I could not be happier with the results.

Laura Brodfuehrer · San Diego County

Everyone on the team was professional, prompt and responsive. Luis explained the entire process and Mel's follow-through was exceptional. They delivered on the look and feel we wanted, and we would recommend their service to anyone who owns well constructed cabinets but wants to give them a refreshing new life. The original dark cabinets showed all the fingerprints, grease and dust, but the new white finish has stronger enamel protection and is much easier to clean and maintain. And it was way more cost effective than a complete remodel, we are very happy with the results!

I called Lifetime Painting (referred by One Day Door and Closets) and met with Luis within a few days I was happy and excepted their bid. Gabriel and Carlos were wonderful to work with. They were professional, friendly and prompt everyday. I had my popcorn ceiling remove, textured and painted. I could not ask for a better job. They also painted a large living room, hallway and all my doors. Gabriel was very thorough and went above and beyond to make sure everything was done to my satisfaction. Albert replaced all my door handles for me and I appreciated Pablo came to finish all the final little touch ups. I am very happy with their work and would highly recommend them. I hope to use them again.
