The right paint system for Pacific Beach homes

Two things make Pacific Beach different from other coastal neighbourhoods. The exposure is genuinely severe — salt off the ocean on one side, Mission Bay on the other, and very little shelter in between. And a large share of the housing is rented rather than owner-occupied, much of it licensed short-term, so a lot of the painting here is turnaround work on a tight window between bookings rather than a leisurely family repaint.

Salt arrives from both directions in PB, and the marine layer keeps surfaces damp into the late morning before the sun takes over for the afternoon. That combination is harder on coatings than either factor alone: moisture works into edges and end grain overnight, then ultraviolet attacks the film through the day. West-facing walls, window surrounds, railings and any exposed timber are where it shows first, and they are worth maintaining on their own cycle rather than waiting for the whole house to need doing.

Rental turnover shapes the work here more than in any other neighbourhood we serve. Short-term rentals in the city require a licence under San Diego's Short-Term Residential Occupancy programme, and Pacific Beach carries a heavy concentration of them. For owners that means interiors have to be repainted fast, between guests, and in colours and finishes that survive constant use — washable, scuff-tolerant, and easy to touch up without the repair flashing. The older beach cottages need honesty about what is underneath. Much of the original PB housing is small timber-framed stock carrying decades of coatings, and at this exposure a lot of it is failing beneath the surface. Putting a modern high-build system over layers of poorly-bonded old paint pulls the lot away within a year or two, so on those properties we test adhesion first and sometimes recommend stripping back rather than adding another coat.

Salt work is preparation work, on every property near the water. The sequence is wash to remove chloride deposits, bonding-primer the bare and previously failed areas, then coat — because salt left on a wall pulls moisture out of the air and holds it against the new film so it never bonds properly. It is the step that gets skipped when a repaint is being rushed between tenancies, and it is the reason those jobs fail early.

Multi-unit buildings around Garnet and the blocks behind it come with access problems worth pricing honestly: shared stairwells and walkways, tight side setbacks, resident parking and limited staging room. Exterior work on those buildings is planned around access and resident notice as much as around square footage, and that is usually what separates a straightforward quote from an expensive one.
