The right paint system for Coronado homes

Coronado has two constraints most of the county does not: salt on every side of the house, and a formal review process for exterior work on historic properties. If your home is a designated Historic Resource, exterior alterations go through a Historic Alteration Permit — so confirm the status before booking dates.

Coronado sits surrounded by water, so there is no sheltered elevation — salt reaches every face of the building rather than just the seaward one. Combined with full sun and constant marine moisture, that attacks the weakest points first: ferrous fixings, railings, end grain on trim and any failed caulk joint. Coatings matter, but on the island prep is what decides how long the result holds.

A large share of Coronado's older housing is designated or potentially historic, and the city takes it seriously. Exterior modifications to a designated Historic Resource require a Historic Alteration Permit under the municipal code, reviewed by the Historic Resource Commission against the Secretary of the Interior's Standards, at a noticed public hearing. Routine repainting in kind is a different matter to altering the exterior character — but on a designated property it is worth establishing which one you are doing before the schedule is set.

The wood on Coronado's older homes is better than anything sold today. Original fascia, siding and trim on Village homes is commonly old-growth Douglas fir, cedar or redwood — dense, tight-grained material that will outlast its replacement if it is treated properly. That changes the calculation on prep: careful scraping, consolidation and priming of sound old-growth timber is nearly always the right call over tearing it off, and aggressive methods that would be fine on modern lumber can destroy something irreplaceable.

Most Coronado repaint failures are diagnosis failures. Decades of layered coatings, previous failures and salt exposure mean the surface you are looking at is rarely one system — it is several, some of them incompatible. Establishing what is actually on the wall, and how well it is bonded, is the step that decides whether the new finish lasts a decade or lifts in a season.
