The right paint system for Rancho Santa Fe homes

Inside the Covenant, colour is not the homeowner's decision alone. The Rancho Santa Fe Association's Art Jury requires written approval for exterior colour changes and reviews physical samples on site — so in the Ranch the approval timeline, not the painting, is usually what sets the schedule.

Rancho Santa Fe's estates sit inland, where dry heat, intense sun and wide day-to-night temperature swings work on a paint film all year. Large elevations, deep overhangs and long runs of wood fascia mean the same house can weather at three different rates depending on aspect. UV-stable systems and full-thickness application are what hold a finish together across that.

The Covenant has its own approval process and it applies to paint. The Association's Art Jury reviews exterior work, written approval is required for a colour change, and submittals call for manufacturer, colour name and product code — with samples placed on site, at a minimum two feet by two feet, for review the day before the meeting. In practice that means colour selection has to happen weeks before the crew arrives, and painting a large sample board on the actual elevation is part of the job rather than an afterthought.

The palette itself is constrained. Covenant review favours the Ranch's Spanish Colonial Revival tradition — warm whites, soft tans, terra cottas and earth tones, with darker colours used sparingly as accents. That is worth knowing before falling for a swatch: a colour that reads beautifully on a chip in a showroom may simply not be approvable here, and finding that out at the Art Jury stage costs a month.

Fire risk shapes the exterior work as much as the aesthetics. Much of the Ranch sits in high fire hazard country, and CAL FIRE's defensible space rules treat the first five feet around a structure as the most critical zone. Repainting is the natural moment to look properly at fascia, eaves, exposed rafter tails and attached woodwork, because access is already set up and those are the surfaces that matter most in an ember event.

Estate elevations reward sequencing. On a house with several hundred feet of frontage, aspect decides everything — south and west walls chalk years before north-facing ones, and a whole-house repaint on a single cycle wastes money on elevations that did not need it. We measure the failure rather than assume it, and where it makes sense we phase by elevation instead of repainting sound paint.
