The right paint system for San Marcos homes

San Marcos is built into hills that carry real fire risk — the city maps fire hazard severity zones across much of its hillside area, and the 2014 Cocos Fire started in the hills south of the university. That shapes exterior work: the ember-resistant band within five feet of the structure is exactly where fascia, trim and attached woodwork sit, and a repaint is when all of it is finally accessible.

Inland and elevated, San Marcos runs hot and dry through the summer with little coastal influence to moderate it. Ultraviolet does the ageing, and the hillside layout makes it uneven — a home stepped up San Elijo Hills can have one elevation chalked while another still looks recent. The newer stucco across most of the city is stable and holds paint well, so when something fails it is usually the sealant at the joints rather than the coating on the wall.

Fire zoning is a genuine local condition here, not a formality. The city publishes fire hazard severity zones covering much of its hillside area, mapped under the framework maintained by Cal Fire's Office of the State Fire Marshal. For a repaint, the practical value is access: fascia, rafter tails, trim, gates, deck framing and anything attached to the house within the first five feet all get inspected while the equipment is already up. The hillside orientation is what to spend the budget on. West and south-west elevations through San Elijo Hills, Discovery Hills and the Twin Oaks slopes take hours of full-strength afternoon sun, and they chalk years before the sheltered walls do. A UV-stable system at proper film thickness on those specific elevations outperforms an even, thinner coat across the whole house — and on stepped lots, access and staging for those walls drive the quote more than the paint does.

On the newer housing the failure is nearly always the caulking. Modern stucco moves at its control joints and around window and door openings, and when the sealant there hardens it splits and reads as dark lines across sound paint. Owners assume the paint has gone. The fix is cutting the old sealant out and re-caulking with a flexible product before recoating; simply painting over failed joints reproduces the same lines within a couple of winters.

Drywall repair is a bigger share of our San Marcos work than in most towns we serve, and it is worth doing properly before any paint goes near it. A patch that has not been feathered, primed and texture-matched will show through a finish coat under the strong natural light these homes get, particularly on long hallway and great-room walls.
