The right paint system for San Diego homes

The city of San Diego is not one painting climate, it is several. A Point Loma house is fighting salt, a Kensington house is fighting sun, and a Mission Hills house may be fighting the permit counter — the city reviews work on buildings 45 years and older for historic significance. Getting the right answer starts with which of those three your address falls under, not with which brand of paint goes on.

Within the city limits the exposure changes over a few miles. West of the I-5, in Point Loma, Ocean Beach and La Jolla, salt and marine layer drive the failure and coatings lose adhesion at edges and end grain. Inland, through North Park, Kensington, Normal Heights and Hillcrest, there is far less salt and far more ultraviolet, so paint ages by chalking and fading on the south and west walls. Specifying one system for the whole city is how a repaint ends up looking tired on one side of town and fine on the other.

San Diego has a great deal of older housing, and age carries a process. The city's Historical Resources programme reviews projects affecting designated and potentially historic resources, and the trigger point for looking at a building is 45 years old or older. Straightforward repainting is not usually the issue; changing the character of a designated resource is. If your home sits in a district such as Burlingame or one of the North Park historic districts, or is under a Mills Act contract, the colour and the treatment of original exterior material can genuinely be regulated. We check before quoting rather than after, because the expensive version of this conversation is the one that happens with scaffolding already up.

Our own shop is on 30th Street in North Park, which is the reason we know the older-stock work well. Craftsman and Spanish homes across the central neighbourhoods still carry original wood — fascia, rafter tails, window casings, porch columns — and that is always what fails before the stucco field does. It gets scraped back to sound material, primed with a bonding primer and re-caulked properly. Patching the stucco and leaving tired trim is the single most common reason a repaint in these neighbourhoods looks old again inside two years.

Anything built before 1978 brings the EPA's Lead-Safe Renovation rules into play for any prep that disturbs existing paint, and a very large share of the central San Diego housing stock predates that line. Our crews are EPA Lead-Safe Certified, so containment, wet sanding and controlled cleanup are simply part of how those homes get prepared.

Commercial work across the city runs to its own rules. Storefronts, offices and multi-tenant buildings need finishes that can be washed and spot-repaired without flashing, coatings low enough in odour to apply around occupied space, and a schedule built around trading hours and parking rather than around the crew's convenience. We quote that work on access and downtime as much as on square footage, because for most owners the disruption is the real cost.
