Del MarThe right paint system for Del Mar homes
Two things separate a Del Mar exterior from an inland one: salt air, which attacks adhesion at edges and end grain long before the walls fade, and the city's own Design Review process — Del Mar reviews exterior appearance, so a colour change is worth checking before the first gallon is opened.
Del Mar sits directly on the ocean, so exteriors take salt, constant marine moisture and strong afternoon sun in combination. That mix breaks a paint film down from the edges inward: seams, fascia ends, railings and window casings go first while the flat stucco still looks acceptable. Coastal-grade systems and disciplined prep matter far more here than the number of coats.
Del Mar is its own city with its own planning department, and exterior appearance is reviewed. The city runs two tracks under its Design Review Ordinance — an administrative permit for minor work and a full Design Review Board hearing for anything beyond it, with the Board meeting on the fourth Wednesday of the month. Repainting in existing colours is usually straightforward; a noticeable change of colour is the moment to confirm which track applies, because a hearing runs on a monthly cycle and can add weeks to a schedule that assumed none.
Salt does not attack a wall evenly, which is why coastal repaints fail in patterns. Metal railings, gate hardware, light fittings and nail heads corrode and bleed through the coating; end grain on fascia and trim wicks moisture and lifts the film. The prep that actually decides the outcome here is rust treatment on ferrous metal, sealing every cut end, and replacing failed caulk rather than painting over it.
The marine layer also sets the working window. Coastal mornings hold moisture on surfaces well past sunrise, and applying over a damp substrate traps it under the film. Exterior days in Del Mar start later than they do inland, and that is a scheduling fact rather than a preference — it is the difference between a finish that bonds and one that blisters in its first summer.

I called Lifetime Painting (referred by One Day Door and Closets) and met with Luis within a few days I was happy and excepted their bid. Gabriel and Carlos were wonderful to work with. They were professional, friendly and prompt everyday. I had my popcorn ceiling remove, textured and painted. I could not ask for a better job. They also painted a large living room, hallway and all my doors. Gabriel was very thorough and went above and beyond to make sure everything was done to my satisfaction. Albert replaced all my door handles for me and I appreciated Pablo came to finish all the final little touch ups. I am very happy with their work and would highly recommend them. I hope to use them again.
We are so happy with the work Lifetime Custom Painting did on our home! They painted our interior and part of the exterior, installed new baseboards, replaced the upstairs flooring, installed new vanities/toilets and completely redid our banister. Everything turned out beautiful and the attention to detail was excellent. Pablo, the project manager, was especially great to work with — professional, responsive, and made sure everything ran smoothly from start to finish. Highly recommend!
Everyone on the team was professional, prompt and responsive. Luis explained the entire process and Mel's follow-through was exceptional. They delivered on the look and feel we wanted, and we would recommend their service to anyone who owns well constructed cabinets but wants to give them a refreshing new life. The original dark cabinets showed all the fingerprints, grease and dust, but the new white finish has stronger enamel protection and is much easier to clean and maintain. And it was way more cost effective than a complete remodel, we are very happy with the results!
Del Mar painting questions, answered
Straight answers for Del Mar homeowners and businesses, from a 4.9-star local team.
Do I need Design Review approval to repaint my house in Del Mar?
Repainting in the same or similar colours is generally routine, but Del Mar does review exterior appearance under its Design Review Ordinance, and a noticeable colour change can require an administrative permit or a Design Review Board hearing. The Board meets monthly, so it is worth confirming which track applies before scheduling the work rather than after.
Why does exterior paint fail so fast on Del Mar homes?
Salt air combined with marine moisture and strong sun. It shows up as lifting at seams, fascia ends and railings rather than fading across the walls. The fix is coastal-grade coatings plus prep aimed at those specific points — treating corroded metal, sealing end grain and replacing failed caulk instead of painting over it.
Can you paint exteriors during Del Mar's marine layer season?
Yes, but the day starts later. Coastal mornings hold moisture on surfaces well past sunrise, and coating a damp substrate traps it under the film. We wait for surfaces to dry properly rather than starting at a fixed hour, which is why a Del Mar exterior can take slightly longer than the same house inland.
