The right paint system for Alpine homes

Alpine sits in a Very High Fire Hazard Severity Zone, and that now shapes exterior work in a way it does not lower down the hill. California's ember-resistant Zone 0 rules govern the first five feet around a structure — exactly where fascia, trim, deck framing and attached woodwork live. Painting does not make a house compliant, but a repaint is the one time everything in that zone is accessible and worth reviewing properly.

At roughly 1,800 feet, Alpine gets a genuinely different climate to the coast: hot, dry summer days, markedly cooler nights and strong high-elevation ultraviolet. That daily swing is the thing coatings have to survive. Substrates expand through the afternoon and contract hard overnight, so a brittle film cracks at the joints within a couple of seasons. Exterior systems here need flexibility as much as UV resistance, and the wood-heavy construction common in the backcountry makes that more important, not less.

Fire zoning is the local fact that matters most. Much of the Alpine area falls within a Very High Fire Hazard Severity Zone under the maps published by Cal Fire's Office of the State Fire Marshal, and the state's Zone 0 requirements target the first five feet around the building as the ember-resistant zone. For a repaint that means the access is already there to inspect fascia, rafter tails, deck ledgers, gates and anything attached to the structure within that band. We flag what we find; your local authority and the Alpine Fire Protection District are the people who set what has to change.

Wood is a much bigger share of the exterior here than in the tract suburbs. Board siding, heavy timber trim, exposed beams, decks and ranch fencing all move seasonally with that day-to-night temperature swing, and they need a flexible, breathable system rather than the hardest film available. Bare and weathered timber gets a penetrating primer before topcoat; sealing damp or unprimed wood under an inflexible coating is what causes the blistering people blame on the paint.

Distance changes the practical side of the job. Alpine properties tend to be larger, further apart and further from a supplier, so exterior work is planned to be completed in continuous stages rather than in short visits — running out of a tinted batch mid-elevation is a real problem twenty-five miles from the nearest branch. We batch and box material for consistency of colour across long wall runs for the same reason.

Dust and wind decide the schedule more than the calendar does. Dry offshore conditions carry grit that settles straight into a wet film, so spraying on the wrong day produces a rough finish that no amount of extra coats fixes. Exterior work here follows the forecast, which is why we would rather move a day than deliver a gritty wall.
