The right paint system for Escondido homes

If your home is in the Old Escondido Historic District, exterior painting is regulated — homeowners there are required to obtain a certificate of appropriateness before exterior changes, and painting is explicitly included. That is unusual: in most of the county paint is treated as maintenance and nobody reviews it. Everywhere else in Escondido the constraint is simply the heat, which is the harshest inland exposure in our service area.

Escondido sits in an inland valley ringed by hills, and it holds summer heat in a way the coast never does. Ultraviolet and high surface temperatures are what age paint here — south and west elevations chalk and fade years ahead of the shaded sides, and dark colours suffer disproportionately because they run hotter still. Homes at Hidden Meadows and up through the surrounding slopes take full afternoon sun with no marine layer to moderate it, and a west-facing wall there can be markedly hotter than the air temperature. The sensible specification puts UV-stable resins and full film thickness on the exposed elevations rather than spreading an even, thinner coat across the whole building.

Summer heat changes how the work has to be carried out. Coatings applied to a wall well above air temperature flash-dry before they level or bond properly, which surfaces later as poor adhesion and visible lap marks on long runs.
