The right paint system for Carmel Valley homes

Carmel Valley is one of San Diego's newer planned communities, and that shapes the job in two ways. The houses are modern stucco in good condition, so the work is rarely rescue — it is caulking, crack repair and colour. But almost every village here runs an HOA architectural review, so the colour has to be approved before it goes on the wall, and the approved palettes are narrower than most owners expect.

Far enough from the ocean to lose most of the salt but close enough to keep a marine layer in the mornings, Carmel Valley ages paint mainly through ultraviolet on the south and west elevations. The stucco itself is modern and stable, so the failures are rarely in the wall field. They show up at the control joints, around window and door openings and along roofline junctions, where the sealant hardens and splits years before the coating does.

Architectural approval comes first here, and it is not a formality. The villages that make up Carmel Valley and Pacific Highlands Ranch were developed as planned communities, and their associations run architectural review committees that keep approved colour palettes and typically specify body, trim and accent colours separately, along with acceptable sheen levels. Gated communities such as Rancho Pacifica apply their own review on top. We prepare the submission as part of the quote, because a repaint that lands outside the approved scheme is one the association can require you to redo.

On these homes the caulking is almost always the real problem. Modern stucco moves at its control joints and around openings, and when the sealant there goes hard it splits and reads as dark lines across an otherwise sound wall. Owners see it and assume the paint has failed. The correct fix is cutting the old sealant out, re-caulking properly with a flexible product and then coating — recoating over failed joints simply reproduces the same lines within a couple of winters.

Sheen selection matters more than it does on older housing. Large, flat, modern stucco elevations in strong afternoon sun show every imperfection when the sheen is too high, and highly reflective finishes exaggerate any patching or texture variation. Flatter body finishes with a higher sheen reserved for trim and doors give a better result here — which happens to be what most of the local associations specify anyway.

Interior work in Carmel Valley skews toward high open-plan spaces: double-height entries, stairwell voids and tall great rooms. Those need proper staging and access equipment rather than ladders, and they need cut lines that stay straight over long uninterrupted runs. It is a preparation and access job more than a product one, and it is the part of an interior quote that varies most between contractors.
