The right paint system for North Park homes

North Park is our own neighbourhood — our shop is on 30th Street — and it is almost entirely pre-war housing, which sets the rules. Craftsman and Spanish homes here are old enough to fall under federal lead-safe requirements for prep, and parts of the area sit in designated historic districts where exterior treatment can genuinely be regulated. Both questions get answered before a quote, not during the job.

Inland of the coast, North Park sees strong ultraviolet and very little salt, so exteriors age by chalking and fading on the south and west elevations rather than by peeling at the edges. The bigger factor here is the construction itself: original timber — fascia, rafter tails, window casings, porch columns, decorative brackets — expands and contracts far more than the stucco fields around it, so the paint film splits along the grain years before the walls need anything.

Historic designation is a live question on these streets, not a technicality. The city's Historical Resources programme reviews work affecting designated and potential historic resources, and it looks at any building 45 years or older — which in North Park is most of them. Burlingame is a designated historic district, and the Dryden district was designated by the Historical Resources Board in 2011. If a home is a contributing resource, or is under a Mills Act contract, the colour and the treatment of original exterior material can be regulated. We establish the status first, because discovering it with scaffolding up is an expensive way to learn.

The work is scraping back to sound timber, treating and filling where the grain has opened, priming with a bonding primer and re-caulking properly — then colour. Recoating the stucco and leaving the trim tired is why a repaint in North Park can look old again inside two years, and it is the single most common shortcut we are asked to correct.

The 30th Street and University Avenue corridors mean a steady run of commercial work — restaurants, bars, small storefronts — with its own constraints. Those finishes have to be washable and spot-repairable without flashing, low enough in odour to apply near food service, and scheduled around trading hours, which in this neighbourhood often means starting early rather than working evenings.

I called Lifetime Painting (referred by One Day Door and Closets) and met with Luis within a few days I was happy and excepted their bid. Gabriel and Carlos were wonderful to work with. They were professional, friendly and prompt everyday. I had my popcorn ceiling remove, textured and painted. I could not ask for a better job.
