The coastal strip here takes salt spray and a morning marine layer, so exteriors fail by losing adhesion at edges, railings, window surrounds and exposed end grain rather than by fading in the middle of a wall. Climb inland toward Lomas Santa Fe and the salt thins noticeably while the sun exposure rises, which flips the priority from adhesion to ultraviolet stability. It is a short distance for such a change, and it is why the west and east sides of this small city genuinely warrant different specifications.
The city's review process is unusually active for its size. Solana Beach maintains a Design Review Board — a citizen committee that assesses projects for compatibility, bulk and mass — alongside a view assessment process that applies to building or adding to a structure above a set height, and the city's planning permits set out how each applies. Straight repainting is maintenance and sits outside all of it. Chloride deposits get washed off before anything else happens, because salt left on a wall draws moisture from the air and holds it against the new film so it never bonds. Bare and previously failed areas are then bonding-primed, with the windward elevations, railings and end grain taking the real attention. Metal fixings, gates and railings corrode fast at this exposure and need taking back to sound material and priming with a corrosion-inhibitive primer rather than being coated over.
Eden Gardens is older than the developments around it and needs its age respected. There is more original timber trim in that neighbourhood, and homes of that vintage bring the EPA's Lead-Safe Renovation rules into play for any prep that disturbs existing paint — our crews are EPA Lead-Safe Certified. I called Lifetime Painting (referred by One Day Door and Closets) and met with Luis within a few days I was happy and excepted their bid. Gabriel and Carlos were wonderful to work with. They were professional, friendly and prompt everyday. I had my popcorn ceiling remove, textured and painted. I could not ask for a better job. They also painted a large living room, hallway and all my doors. Gabriel was very thorough and went above and beyond to make sure everything was done to my satisfaction. Albert replaced all my door handles for me and I appreciated Pablo came to finish all the final little touch ups. I am very happy with their work and would highly recommend them. We are so happy with the work Lifetime Custom Painting did on our home! Everyone on the team was professional, prompt and responsive. Luis explained the entire process and Mel's follow-through was exceptional. They delivered on the look and feel we wanted, and we would recommend their service to anyone who owns well constructed cabinets but wants to give them a refreshing new life. The original dark cabinets showed all the fingerprints, grease and dust, but the new white finish has stronger enamel protection and is much easier to clean and maintain. And it was way more cost effective than a complete remodel, we are very happy with the results!
