Exterior house painting in Rancho Santa Fe

Stucco, wood trim, outbuildings and gates on Rancho Santa Fe properties, painted with the Association's permit step planned in from the start.

Exterior painting in Rancho Santa Fe typically costs $2.50 to $5 per square foot. Most single-story homes come to $4,000 to $7,000 and two-story homes to $6,500 to $12,000, and larger estates are priced from measured elevations. Exterior Painting in Rancho Santa Fe: what people ask first

Q01

What does an exterior painting contractor charge in Rancho Santa Fe?

Expect $2.50 to $5 per square foot of painted surface. That puts a typical single-story home at $4,000 to $7,000 and a two-story at $6,500 to $12,000. Many Ranch properties are larger than either, so we measure each elevation and price the main house, guest house, garage, walls and gates as separate lines. You then choose what to do now and what can wait. Wood repair and heavy stucco patching are quoted on their own, as on our exterior painting jobs across San Diego County.

  • Per square foot: $2.50 to $5
  • Single-story home: $4,000 to $7,000 typical
  • Two-story home: $6,500 to $12,000 typical
  • Outbuildings, walls and gates: separate lines on the quote
Q02

Do I need Association approval to repaint my house in Rancho Santa Fe?

If the home is inside the Covenant, plan on it. The Association's construction permit application has a "Repaint" box that asks for samples. Where a colours-and-materials board applies, it must be at least four feet by four feet and list the manufacturer, colour name and number, and the Association keeps it as the record of what was approved. Under the Association's building-permit rules, construction started before a permit is issued is subject to enforcement, which may include a special assessment, so the paperwork comes before the crew. Homes outside the Covenant are not covered by these rules, though their own HOA may have some.

Q03

Can you repaint Santa Barbara or Mission-finish stucco?

Yes. The texture stays the same, but the product and method have to suit it. The Covenant's exterior materials rule lists the finishes it permits, among them smooth steel-troweled Santa Barbara, hand-floated Mission sand finish, and paint or colour brush coat. It also asks that stucco be generally light in colour and value, earth tones included. One decision to make first: if your stucco has integral colour and has never been painted, painting it is a one-way step, because from then on the paint has to be maintained.

Q04

Does an older Rancho Santa Fe house need different prep?

Yes. About one home in five here was built before 1960, and the older the house, the more of the job is wood: windows, doors, fascia and shutters. Failed paint on that wood has to be scraped back to sound material, filled and primed before any finish coat. On homes built before 1978, that scraping falls under the EPA's Lead-Safe rules, which our certified crews follow outdoors with ground cover and contained cleanup. For period homes we take extra care with original detail (older and historic homes).

Q05

What does a large estate repaint involve beyond the main house?

Usually a guest house, garages, garden walls, gates, pilasters and fencing. The Association's maintenance rule asks owners to keep houses and other structures in a high class condition, and its list names walls, fencing, gates and pilasters alongside the house itself. Each surface has its own prep, so each is a separate line on the quote. Our Encinitas estate project is the closest example: its outside scope ran well past the walls, from soffits and gutters to garage doors and the back patio.

Q06

How far ahead should we plan a Rancho Santa Fe repaint?

Start with the Association, then the painters. Choose colours and prepare samples well before the dates you want, because inside the Covenant the Association reviews the submittal before a permit is issued. Then aim the painting at late spring or early autumn. The rainy period runs from mid-October to late April, and the warm season, early July to the end of September, brings highs above 77°F. Paint can go on in both, but the shoulder months are the easiest. For the Covenant's colour approach and our other services here, see painting in Rancho Santa Fe.

Inside the Covenant, a repaint is paperwork before it is painting. The Association's construction permit application lists "Repaint" as an improvement type of its own and asks for samples, with a separate option for samples that match the existing colours. Its rule for exterior materials says stucco should generally be light in colour and value, earth tones included, in the Art Jury's opinion. The housing is also older than people expect: one home in five here was built before 1960, and more than half before 1980. On those houses, preparing old wood trim and windows takes longer than the painting does.

I recently had my kitchen and bathroom cabinets painted as well as having new countertops put in. I am so happy with the result. Luis came out to do the initial estimate and kept me up to date on everything happening with the project. Edgar and Chris did an excellent job with everything. I could not be happier with the results.

Everyone on the team was professional, prompt and responsive. Luis explained the entire process and Mel's follow-through was exceptional. They delivered on the look and feel we wanted, and we would recommend their service to anyone who owns well constructed cabinets but wants to give them a refreshing new life. The original dark cabinets showed all the fingerprints, grease and dust, but the new white finish has stronger enamel protection and is much easier to clean and maintain. And it was way more cost effective than a complete remodel, we are very happy with the results!

I called Lifetime Painting (referred by One Day Door and Closets) and met with Luis within a few days I was happy and excepted their bid. Gabriel and Carlos were wonderful to work with. They were professional, friendly and prompt everyday. I had my popcorn ceiling remove, textured and painted. I could not ask for a better job. They also painted a large living room, hallway and all my doors. Gabriel was very thorough and went above and beyond to make sure everything was done to my satisfaction. Albert replaced all my door handles for me and I appreciated Pablo came to finish all the final little touch ups. I am very happy with their work and would highly recommend them. I hope to use them again.

Exterior Painting in Rancho Santa Fe: questions, answered

Straight answers for Rancho Santa Fe homeowners, from a team that has painted San Diego County homes since 2007.

Do you paint houses in Rancho Santa Fe?

Yes. Rancho Santa Fe is about 24 miles from our San Diego shop and inside our regular service area. Estimates are free and done on site, because pricing an estate means measuring each elevation and outbuilding.

Is repainting in the same colour exempt from Association review?

Don't assume it is. The Association's permit application treats a repaint as its own improvement type, with a separate option for samples that match the existing colours. Ask the Association's Building Department before you book dates, and we will prepare the samples either way.

Can you paint the guest house and garage at the same time?

Yes. Outbuildings, garden walls, gates and pilasters are listed as separate lines on the quote, so you can do everything in one visit or phase it. Doing them together keeps one colour submittal and one set of samples.
