Exterior Painting in Poway: what people ask first

Q01

How much do exterior house painters charge in Poway?

Most Poway exteriors cost $2.50 to $5 per square foot of painted surface, which puts a single-story home at roughly $4,000 to $7,000 and a two-story at $6,500 to $12,000. Where a Poway house falls in that range depends less on its footprint than on its trim: long fascia runs, exposed rafter tails, shutters and wood garage doors all take hand work. The same ranges apply to our exterior painting across San Diego County, and our cost guide by home size breaks them down further.

  • Per square foot: $2.50 to $5
  • Single-story home: $4,000 to $7,000 typical
  • Two-story home: $6,500 to $12,000 typical
  • Stucco repair beyond routine patching: quoted as its own line
Q02

Which Poway exterior painting companies should I get estimates from?

Get estimates from licensed painting contractors who will write down the same scope, so you are comparing like with like. Look each company up on the state's Check a License tool and confirm the license is active; ours is CSLB #1002304, a C-33 painting license. Then ask every bidder the same four questions: which surfaces are included, how cracks and peeling areas are prepared, which product goes on, and how many coats. A low number that skips prep is a different job, not a better price.

Q03

When is the best time of year to paint a house in Poway?

Any time in Poway's dry season, which WeatherSpark puts at 7.3 months, from about April 10 to November 18. Rain is rare in that stretch, so the schedule is set by temperature rather than storms. Spring and early autumn are the easiest, because mild days let each coat cure without being rushed. In the hottest weeks we sequence the job around the shade, painting each wall after the sun has moved off it. Winter work is possible during dry spells, but a wet month can stretch the schedule.

Q04

Should my Poway stucco get elastomeric paint or regular acrylic?

Usually a quality acrylic, with elastomeric kept for walls that keep cracking. Elastomeric is a thick, rubbery coating that bridges hairline cracks and stretches as they move, which helps on a stucco wall where cracking is ongoing. The trade-off is that it breathes less, so on stucco that holds moisture it can blister, and going back to a standard paint later takes extra prep. We look at each side of the house and tell you which we would use, and why, before you sign anything.

Q05

Is it worth painting the outside of a Poway house before selling?

Often, yes, because the exterior is the first thing buyers see in the listing photos, and in a city where the median home is worth over $1 million a chalky, faded exterior stands out for the wrong reasons. A repaint in a neutral scheme, with crisp trim and a fresh front door, is usually the most visible improvement you can make before listing. Book it a few weeks ahead so the paint has cured before the photographer arrives. For how the cost may be treated at tax time, see our notes on painting as a capital improvement.

Q06

Does Poway's wildfire history change what to expect from exterior paint?

It changes the expectation, not the paint. The 2007 Witch Creek Fire destroyed 90 Poway homes, and the City's own account describes wind carrying embers up to half a mile ahead of the fire. Ordinary exterior paint is not a fire barrier. What a repaint does offer is a close look at every eave, vent and length of fascia while ladders are already up, so anything split or open can go to the right trade before we paint over it. The city's home ignition zone guidance is summarized on our Poway area page.

Three numbers shape exterior work in Poway. The dry season is long, about 7.3 months from mid-April to mid-November, so most repaints can be booked when it suits you rather than when the weather allows. Homes here are valuable, with a median value just over $1 million, which is why owners tend to repaint before the finish fails rather than after. And the city knows wildfire: 90 Poway homes were lost in 2007. Every job starts with a power wash to lift chalk and dust before any repair or primer goes on.

I recently had my kitchen and bathroom cabinets painted as well as having new countertops put in. I am so happy with the result. Luis came out to do the initial estimate and kept me up to date on everything happening with the project. Edgar and Chris did an excellent job with everything. I could not be happier with the results.

Laura Brodfuehrer · San Diego County

Everyone on the team was professional, prompt and responsive. Luis explained the entire process and Mel's follow-through was exceptional. They delivered on the look and feel we wanted, and we would recommend their service to anyone who owns well constructed cabinets but wants to give them a refreshing new life. The original dark cabinets showed all the fingerprints, grease and dust, but the new white finish has stronger enamel protection and is much easier to clean and maintain. And it was way more cost effective than a complete remodel, we are very happy with the results!

I called Lifetime Painting (referred by One Day Door and Closets) and met with Luis within a few days I was happy and excepted their bid. Gabriel and Carlos were wonderful to work with. They were professional, friendly and prompt everyday. I had my popcorn ceiling remove, textured and painted. I could not ask for a better job. They also painted a large living room, hallway and all my doors. Gabriel was very thorough and went above and beyond to make sure everything was done to my satisfaction. Albert replaced all my door handles for me and I appreciated Pablo came to finish all the final little touch ups. I am very happy with their work and would highly recommend them. I hope to use them again.

Exterior Painting in Poway: questions, answered

Straight answers for Poway homeowners, from a team that has painted San Diego County homes since 2007.

Do you come out to Poway for exterior estimates?

Yes. Poway, from Old Poway to Green Valley and North Poway, is about 23 miles from our shop in North Park and part of our regular service area. Exterior estimates are free and done at the house, because trim, stucco condition and access all change the price.

My Poway home is in an HOA. Does the colour need approval?

Check your association's architectural rules before choosing a new colour, because many HOAs review exterior colour changes. We give you the paint manufacturer, colour names and the surfaces each colour goes on, in writing, for the submittal, and book the painting once it is approved.

Can you match the colour already on my house?

Yes. If you have the original colour name we use it; if not, we match from a clean sample of the existing paint. Sun-faded walls are a poor guide to the original colour, so the sample comes from a shaded spot such as under an eave.
