Exterior house painting in Encinitas

House painters for Encinitas homes from the bluffs to the inland hills, with the prep matched to how close you live to the water.

An exterior repaint in Encinitas usually runs $2.50 to $5 per square foot: about $4,000 to $7,000 for a single-story home and $6,500 to $12,000 for a two-story. Lifetime Custom Painting washes, repairs and primes before any finish coat, then chooses the coating for your side of the city. We have painted here before, including a 13,000 sq ft Encinitas estate finished in Sherwin-Williams SuperPaint, and exterior work carries a 5 to 10 year warranty.

Exterior Painting in Encinitas: what people ask first

Q01

How much does exterior house painting cost in Encinitas?

Most Encinitas homes fall between $4,000 and $7,000 for a single story and $6,500 to $12,000 for two, based on $2.50 to $5 per square foot. Wall area alone rarely decides the figure. Wood trim, fascia and railings close to the coast, and long stucco walls or outbuildings further inland, are what push a quote up or down. Our exterior painting across San Diego uses the same ranges, and this house painting cost guide shows how size changes the number.

  • Per square foot: $2.50 to $5
  • Single-story home: $4,000 to $7,000 typical
  • Two-story home: $6,500 to $12,000 typical
  • Major wood or stucco repair: quoted as its own line
Q02

What fails first on an Encinitas house?

Near the ocean it is usually metal and wood: rust bleeding from nail heads and railings, and peeling along the bottom edge of fascia boards. Further from the water it is the walls that face the afternoon sun, where the finish chalks and fades before anything else. Encinitas has six miles of Pacific coastline and homes from the bluffs to the hills, so we walk every side of the house before quoting and price the prep to what is actually failing, not to the zip code.

Q03

When is the best time to paint a house exterior in Encinitas?

Late summer into autumn is the most reliable window. WeatherSpark's long-term data shows September as the clearest month in Encinitas, with clear to partly cloudy skies about 89% of the time, while February is the cloudiest. We paint all year, but between November and March we build more slack into the schedule so surfaces dry fully between washing, priming and coating. Spring works well too. The difference is how many weather days the plan needs, not whether the job is possible.

Q04

What did you paint on the Encinitas estate project?

A complete interior and exterior repaint of a 13,000 sq ft Encinitas home over two months, delivered as a subcontractor to Marrokal Design and Remodeling. On the outside, the siding, soffits, gutters, downspouts, exterior doors, garage doors and back patio were finished in Sherwin-Williams SuperPaint Exterior Flat in Greek Villa SW 7551. The guest house and the garage interiors were part of the same scope, and the work was carried out to the standard of a luxury remodel. The full scope is on the Encinitas estate project page.

Q05

My Encinitas house was built in the 1970s. What changes?

Mostly the prep. About half of Encinitas homes were built before 1980, so many of those exteriors carry several earlier coats. At the estimate we check how firmly the old paint is holding, because a new coat is only as sound as the layer beneath it. On houses from before 1978, scraping that old paint is regulated work under the EPA's renovation rule, which our Lead-Safe Certified crews follow. Expect the prep to take longer than on a newer stucco house; the finish coats themselves are the same.

Q06

Flat, satin or gloss: which sheen suits an Encinitas exterior?

Flat or low-sheen on stucco and siding, and a tougher satin or semi-gloss on trim, doors and anything people touch. A flat finish hides surface texture and patch marks; the Encinitas estate's exterior, for one, was finished in a flat. Glossier finishes shed salt film and dirt more easily and wash better, so they earn their place on fascia, railings and front doors. Our guide to interior and exterior sheens goes further, and our Encinitas page covers the rest of what we do in the city.

Encinitas by the numbers

Three numbers shape an Encinitas exterior. The city has six miles of shoreline and reaches well inland, so a house near the bluffs and a house in the eastern hills weather in different ways. About half of them were built before 1980, which means older coatings, more repaints underneath, and lead-safe rules on anything from before 1978. And the weather is kind to painters for most of the year, with September the clearest month and the wetter, cloudier stretch falling in winter. Put together, an Encinitas repaint is mostly a prep decision, which is why we quote it after walking every side of the house.

I recently had my kitchen and bathroom cabinets painted as well as having new countertops put in. I am so happy with the result. Luis came out to do the initial estimate and kept me up to date on everything happening with the project. Edgar and Chris did an excellent job with everything. I could not be happier with the results.

Laura Brodfuehrer · San Diego County

Everyone on the team was professional, prompt and responsive. Luis explained the entire process and Mel's follow-through was exceptional. They delivered on the look and feel we wanted, and we would recommend their service to anyone who owns well constructed cabinets but wants to give them a refreshing new life. The original dark cabinets showed all the fingerprints, grease and dust, but the new white finish has stronger enamel protection and is much easier to clean and maintain. And it was way more cost effective than a complete remodel, we are very happy with the results!

I called Lifetime Painting (referred by One Day Door and Closets) and met with Luis within a few days I was happy and excepted their bid. Gabriel and Carlos were wonderful to work with. They were professional, friendly and prompt everyday. I had my popcorn ceiling remove, textured and painted. I could not ask for a better job. They also painted a large living room, hallway and all my doors. Gabriel was very thorough and went above and beyond to make sure everything was done to my satisfaction. Albert replaced all my door handles for me and I appreciated Pablo came to finish all the final little touch ups. I am very happy with their work and would highly recommend them. I hope to use them again.

Exterior Painting in Encinitas: questions, answered

Straight answers for Encinitas homeowners, from a team that has painted San Diego County homes since 2007.

Do you paint houses in Leucadia, Cardiff and Olivenhain?

Yes, and in Old Encinitas and New Encinitas too. The drive from our San Diego shop is about 26 miles, and every exterior estimate is free and done on site after we walk the house.

How long does an Encinitas exterior repaint take?

Most homes take three to six working days, depending on size, the condition of the stucco or wood, and the weather. Very large properties take longer: the 13,000 sq ft Encinitas estate we painted, inside and out, ran over two months.

Our Encinitas home is in an HOA. Do the colours need sign-off?

For a colour change, plan on it, and read the association's architectural guidelines before you book dates. We paint sample patches where the committee, or you, can judge them in daylight, and list every colour by manufacturer, name and surface so the application is complete.
