Exterior Painting in Del Mar: what people ask first

Q01

How much does exterior house painting cost in Del Mar, CA?

Most Del Mar exteriors cost $2.50 to $5 per square foot, which is about $4,000 to $7,000 for a single-story house and $6,500 to $12,000 for a two-story. Where a home lands in that range depends on access, the amount of wood trim, and how much failed coating has to come off first. Hillside lots and tall elevations need more setup than a flat street-front house. Our exterior painting service across San Diego County uses the same ranges, and every Del Mar quote is fixed in writing.

  • Per square foot: $2.50 to $5
  • Single-story home: $4,000 to $7,000 typical
  • Two-story home: $6,500 to $12,000 typical
Q02

Does the City of Del Mar have to sign off on a new paint colour?

It can for a new colour, while a repaint that keeps the existing colours may not need review at all. The city's Administrative Design Review guide lists like-for-like repair of an existing structure as an example of exempt work, and planning staff make the final call. The same guide treats a change of structure colour, in applicable zones, as work that can go through an Administrative Design Review. That means a notice mailed to owners within 300 feet and a 10 business day window for objections. ADRs are generally approved within a month of a complete application; a timely objection sends the project to the Design Review Board.

  • Same colours, same surfaces: ask staff to confirm it counts as like-for-like
  • New colour scheme: ask planning staff whether an ADR applies
  • Pre-application chat: planning@delmar.ca.us, or the counter on Monday and Wednesday afternoons
Q03

Does the Coastal Commission have to approve a repaint?

Normally no, even though all of Del Mar is in the Coastal Zone. The California Coastal Act exempts repair and maintenance that does not add to, enlarge or expand the structure from needing a coastal development permit (Coastal Act, section 30610). A repaint of existing walls and trim, with nothing added, fits that wording. The same section lets the Commission require permits for extraordinary repair methods that risk substantial environmental harm, so unusual work near the bluffs is worth a question to the city first. New siding, an enlarged deck or added structure is development, which the owner arranges. We paint; we do not take on the building work.

Q04

Stucco, wood siding or shingles: what does a Del Mar exterior need?

Each surface needs its own coating system, so we specify by surface rather than painting the whole house with one product. Stucco takes a breathable masonry paint, with cracks routed and filled first. Wood siding and shingles need loose paint removed, bare wood primed and every board end sealed, because unsealed wood takes on moisture from the marine air. Painted metal needs a rust-inhibiting primer. Older Del Mar homes often mix all three on one house.

  • Stucco: crack repair, then a breathable masonry coating
  • Wood siding and shingles: scrape, prime bare wood, seal end grain
  • Metal railings and gates: remove rust, then rust-inhibiting primer
Q05

Is lead paint a concern on older Del Mar houses?

On any home built before 1978, yes, and about 3 in 4 Del Mar homes are older than 1980. Scraping or sanding old exterior paint can release lead dust and chips. On Del Mar's tight lots that debris can land in a neighbour's yard or wash toward the street. Our EPA Lead-Safe Certified crews plan containment for the property line as well as the planting beds, so chips and dust are kept out of the next yard and the street. It makes prep slower than on a newer house, and the EPA's renovation rule requires it.

Q06

How long does a Del Mar exterior repaint take, start to finish?

Most homes take three to six working days on site, and the calendar around those days is what to plan. If staff confirm that keeping your existing colours counts as like-for-like, the job can be booked once the quote is agreed. For a colour change, allow for the city's process first: a pre-application talk with planning staff, then an Administrative Design Review that is generally decided within a month of a complete application. Washing starts each job; for decks, hardscape or a separate wash, see power washing, and for interiors, our Del Mar painting services.

Every property in Del Mar sits inside the state's Coastal Zone, according to the city's own Local Coastal Program, and the city reviews exterior materials and colours as well. For a house painter that means two questions come before price: is this a like-for-like repaint, and will the colour change? The housing stock adds a third. About 3 in 4 homes here predate 1980 and roughly 3 in 10 predate 1960, so most exteriors carry decades of earlier coatings. Those older layers decide the prep, the primer and the lead-safe rules for the job.

I recently had my kitchen and bathroom cabinets painted as well as having new countertops put in. I am so happy with the result. Luis came out to do the initial estimate and kept me up to date on everything happening with the project. Edgar and Chris did an excellent job with everything. I could not be happier with the results.

Laura Brodfuehrer · San Diego County

Everyone on the team was professional, prompt and responsive. Luis explained the entire process and Mel's follow-through was exceptional. They delivered on the look and feel we wanted, and we would recommend their service to anyone who owns well constructed cabinets but wants to give them a refreshing new life. The original dark cabinets showed all the fingerprints, grease and dust, but the new white finish has stronger enamel protection and is much easier to clean and maintain. And it was way more cost effective than a complete remodel, we are very happy with the results!

I called Lifetime Painting (referred by One Day Door and Closets) and met with Luis within a few days I was happy and excepted their bid. Gabriel and Carlos were wonderful to work with. They were professional, friendly and prompt everyday. I had my popcorn ceiling remove, textured and painted. I could not ask for a better job. They also painted a large living room, hallway and all my doors. Gabriel was very thorough and went above and beyond to make sure everything was done to my satisfaction. Albert replaced all my door handles for me and I appreciated Pablo came to finish all the final little touch ups. I am very happy with their work and would highly recommend them. I hope to use them again.

Exterior Painting in Del Mar: questions, answered

Straight answers for Del Mar homeowners, from a team that has painted San Diego County homes since 2007.

Do you paint house exteriors in Del Mar?

Yes. Del Mar is roughly 19 miles up the coast from our North Park shop, inside our service area. There is no charge for the estimate; we walk the whole house with you to look at stucco, trim and any metalwork before giving a fixed written quote.

Who files the design review paperwork if our colour change needs it?

The property owner is the applicant with the City of Del Mar. We give you the paint manufacturer, colour names and the surfaces each colour goes on, in writing, so the submittal has what planning staff ask about. We schedule the painting once the city has signed off.

Why did the last paint job on our Del Mar house fail so quickly?

Usually because of what was under it, not the paint itself. Coating over salt film, chalky old paint, damp wood or rusted metal leaves the new layer with nothing solid to grip. Washing, priming bare areas and treating rust before painting are what make a coastal repaint last.
