Exterior Painting in National City: what people ask first

Q01

How much does exterior house painting cost in National City?

Most National City exteriors run $2.50 to $5 per square foot of painted surface. A single-story house usually lands between $4,000 and $7,000 and a two-story between $6,500 and $12,000. Within those ranges the price follows the prep, not the paint: how much loose paint has to come off, how many stucco cracks need patching, and how much trim, fascia and eave there is. The same pricing applies across our exterior painting in San Diego County.

  • Per square foot: $2.50 to $5
  • Single-story home: $4,000 to $7,000 typical
  • Two-story home: $6,500 to $12,000 typical
  • Stucco and trim repair: listed separately on the quote
Q02

Can you paint the stucco on an older National City house?

Yes. On older National City houses the stucco has usually been painted before. The work starts with washing off chalk and dirt so the new coat bonds to the wall rather than to dust. Hairline cracks are opened, filled and primed so they do not telegraph through the finish. Then the coating is matched to the wall, with a breathable acrylic where the stucco needs to dry out. Wood trim and eaves on the same house are scraped back to sound paint and primed; for older homes with original detail, see our historic and Craftsman painting.

Q03

Do lead-paint rules apply to painting the outside of my house?

Yes, if the home was built before 1978 and the prep disturbs more than a small patch of paint. The EPA's minor-repair exception stops at 20 square feet of exterior paint, so a repaint that scrapes or sands more than that is covered by the rule. In practice that means plastic sheeting under the work area, misting rather than dry sanding, no torch burning, power sanding only with a HEPA attachment, and a careful cleanup of chips from the garden, which is where children and pets play. Every crew we send is EPA Lead-Safe Certified.

Q04

Where does the wash water go when you prep my house?

Not into the street. National City is one of the cities in the Pueblo San Diego watershed, where small local creeks and storm pipes, many of them concrete-lined, drain directly into San Diego Bay. Wash water that reaches the gutter can end up in the bay with whatever it carries. We berm the work area, keep the flow on the property and direct it into landscaping where the soil can take it. On an older home the paint chips are collected rather than washed away. More on our pressure washing.

Q05

Do you paint duplexes and small rental buildings?

Yes. A duplex, triplex or fourplex is priced the same way as a house, by the painted area and the prep it needs, and roughly one home in ten in National City sits in a building like that. The difference is the people: tenants get notice before work starts, windows near the active wall stay closed, and walkways and parking are kept clear. For larger apartment buildings and condo associations, see our commercial and HOA painting.

Q06

How long does an exterior repaint take, and can we stay home?

You can stay home. Most exterior repaints take three to six working days, set mainly by the size of the house, how much repair the stucco and trim need and the weather. On older homes the first day goes largely into washing, setting up containment and scraping. Windows and doors are masked while the walls around them are painted, so expect each side of the house to be closed up for part of a day. See all our services in National City.

A third of National City's homes were standing before 1960, so many exteriors here carry several decades of paint, not one or two coats. On a house that old the question is how much of the existing film has to be disturbed: under the EPA's rules, scraping or sanding more than 20 square feet of exterior paint on a pre-1978 home is a renovation that must be done lead-safe, and a repaint with real scraping on an older house usually goes well past it. The city's small duplexes and fourplexes are exteriors too, and we quote them the same way as a house.

I recently had my kitchen and bathroom cabinets painted as well as having new countertops put in. I am so happy with the result. Luis came out to do the initial estimate and kept me up to date on everything happening with the project. Edgar and Chris did an excellent job with everything. I could not be happier with the results.

Laura Brodfuehrer · San Diego County

Everyone on the team was professional, prompt and responsive. Luis explained the entire process and Mel's follow-through was exceptional. They delivered on the look and feel we wanted, and we would recommend their service to anyone who owns well constructed cabinets but wants to give them a refreshing new life. The original dark cabinets showed all the fingerprints, grease and dust, but the new white finish has stronger enamel protection and is much easier to clean and maintain. And it was way more cost effective than a complete remodel, we are very happy with the results!

I called Lifetime Painting (referred by One Day Door and Closets) and met with Luis within a few days I was happy and excepted their bid. Gabriel and Carlos were wonderful to work with. They were professional, friendly and prompt everyday. I had my popcorn ceiling remove, textured and painted. I could not ask for a better job. They also painted a large living room, hallway and all my doors. Gabriel was very thorough and went above and beyond to make sure everything was done to my satisfaction. Albert replaced all my door handles for me and I appreciated Pablo came to finish all the final little touch ups. I am very happy with their work and would highly recommend them. I hope to use them again.

Exterior Painting in National City: questions, answered

Straight answers for National City homeowners, from a team that has painted San Diego County homes since 2007.

Do you paint house exteriors in National City?

Yes. National City is about 8 miles from our San Diego shop, a short drive south. We paint single-family homes and small rental buildings, and estimates are free.

Will you test my house for lead before you start?

On a home built before 1978 we assume the old paint may contain lead and plan the prep lead-safe from the start. Testing can rule lead out, but on a house this age most owners find it simpler to have the job done to the lead-safe standard either way.

How long does exterior paint last near the bay?

Our general estimate across San Diego is 7 to 12 years for a well-prepared repaint. On a house near the bay, the first wear usually shows at trim ends and joints rather than on the flat stucco, and touching those spots up early helps the rest of the job last.
