The right paint system for La Jolla homes

La Jolla has its own planning rules on top of the city's. The commercial and multi-family parts of the Village sit under the La Jolla Planned District Ordinance, and La Jolla Shores has a separate one again — facade changes and signage go through a review process that does not exist in most San Diego neighbourhoods. On the residential side the constraint is physical: bluff-front exposure is the harshest salt and wind combination in the city.

Exposure changes sharply with elevation and aspect here. Bluff-front and Shores properties take salt spray and wind-driven moisture directly, and their coatings fail by losing adhesion at edges, railings and end grain. Up on Mount Soledad the wind matters more than the spray, and the sun is relentless on the west-facing elevations with nothing to shade them. In the Village itself, buildings sit close together with shaded north walls that hold marine moisture long enough for mildew to establish in the film.

Commercial and multi-family work in the Village runs through a review layer. The La Jolla Planned District Ordinance covers commercial and multi-family development in the Village and along La Jolla Boulevard, with a separate ordinance for La Jolla Shores, and facade renovations and signs are reviewed rather than simply permitted — the La Jolla Community Planning Association sets out how projects move through that process. Repainting an existing scheme is maintenance; changing a storefront's appearance or its signage is not. Much of La Jolla also sits inside the coastal zone under the Coastal Commission's framework, which is the second question to settle on any exterior project of scale.

Bluff-front properties are the hardest exterior work in the county. Salt arrives as airborne spray rather than drifting inland, and it concentrates on windward walls, glass surrounds, railings and any exposed end grain. Every exterior here begins by washing chloride deposits off the structure — left in place, salt draws moisture from the air and holds it against the new film so the coating never truly bonds. Then bare and previously failed areas are bonding-primed before anything decorative goes on. On a house at this level the preparation is most of the value of the job.

Metalwork is where La Jolla homes are let down most often. Glass balustrades, steel railings, gates, light fittings and fixings corrode quickly at this exposure, and rust bleeding through a fresh coat is the most common reason we are called back to somebody else's work. Ferrous metal is taken back to sound material and primed with a corrosion-inhibitive primer; on heavily pitted railings, replacement is genuinely cheaper across a decade than coating the same corrosion three times over.

Interior work is a bigger share of what we do in La Jolla than the coastline suggests, and it comes with a different standard. These are homes where the finish is inspected closely and in good light — flat walls, crisp cut lines and consistent sheen matter, and so does protecting stone, hardwood and cabinetry while the work happens. We schedule interiors around the household rather than the other way round, and use low-odour, low-VOC coatings so rooms stay usable.
